Lovingly restored to retain its original charm. Most of the building has exposed stonework, hand made oak doors; hand hewed oak beams, hand made ceiling tiles etcetera. Comprising 230 square metres. The ground floor has two guest rooms with independent entrances, private bathrooms and an additional ‘cantina’ which could be converted into a further en-suite bedroom, under stair storage room, bread oven which could be re-used and single garage. Ancient stone steps with loggia lead to the first floor with lounge, bedroom with en-suite bathroom/utility room and a large open plan kitchen/dining area. Wooden stairs lead to the second floor with office and galleried bedroom. It had a new insulated roof fitted in 2003; benefits from maintenance free PVC double glazed windows and external doors. Facing east south east, the farmhouse and its olive groves are bathed by an early sunrise. During the long hot summer months, the sun rises over Monte Conero, and as the months pass, the sunrises move slowly along the coast finally over Sant’Elpidio a Mare.
